Looking for a Property in Indonesia
On the territory of Indonesia, the presence of a notary and a lawyer in the transaction is a prerequisite. Many experts in the area recommend using the services of a specialized real estate agent. Why?
Because If you decided to get into it yourself, you would find how complicated this process is.
Checking the legality of the transaction requires knowledge of the Indonesian language, and the number of documents that has to be prepared is on the verge of fantasy.
We are here doing our best to make the deal smooth and understandable for you.
Thank you for your trust on this journey!

What to look for when verifying an ownership's authenticity
Once you have chosen a property, it is time to conduct due diligence.
To carry out this process, the real estate agent is required to request from the seller the following documents:
  • 5 fresh receipts of payment: land and construction tax and the necessary confirmation of their payment;
  • Original land certificate;
  • Original building permit;
  • Checks for utility bills and telephone payments;
  • If there is a mortgage, a letter to Roya;
  • If the seller is a company, copies of the ID of the directors and representatives;
  • A protocol of the meeting of participants with a decision on the sale, certified by a notary, is required;
The buyer, in turn, is obliged to provide the following documents:
  • Passport / ID;
If the buyer is a company, then
  • Copies of IDs of directors and representatives;
  • The documents for the company are included in the list.
Remote deal
It is possible to arrange remote purchase of land and property. In this case, a buyer writes up a power of attorney that assigns all necessary actions to a lawyer in Bali.
In most cases, a conditional sale and purchase agreement (CSPA) is concluded before land is transferred. The CSPA is considered a pre-contractual arrangement for the long-term lease of land.

In rare cases, the CSPA may include an upfront payment and/or any conditions the seller must meet. The deposit amount varies, it all depends on personal agreements.

Why you should buy a villa in Bali
Bali is an island known for its unique nature, culture, and incredible atmosphere. Many people are drawn to the opportunity to purchase property here—whether it’s a villa by the ocean or a plot of land in picturesque areas like Ubud or Canggu.
Buying a villa in Bali is not just a real estate investment; it’s a step toward living in paradise, with stunning landscapes and a favorable year-round climate.
Land Ownership in Bali: Freehold and Leasehold
In Bali, there are two main types of land ownership: freehold and leasehold. Let’s take a closer look at each.
Freehold: Full Ownership of Land
Freehold refers to full land ownership. When you purchase land under a freehold status, you become its complete owner. However, there are restrictions: under Indonesian law, foreigners cannot directly own land in this status. As a result, local companies or specific legal arrangements are often involved in these transactions.
That said, a freehold plot of land in Bali is an optimal choice for Indonesian citizens or foreign companies that want full control over their property.
Oceanfront Villas in Bali
Many buyers are eager to purchase oceanfront villas in Bali to enjoy views of the Indian Ocean and the convenience of living near the beaches. Bali offers numerous options, from modern villas with minimalist designs to traditional Balinese homes with unique architecture.
Purchasing such a property can be both a personal project and a profitable investment. Oceanfront villas are particularly popular with tourists, allowing owners to generate steady rental income.
Leasehold: Long-Term Land Lease
Leasehold refers to long-term land lease, usually for 25 to 99 years. This form of ownership is available to foreigners and is a popular choice for those looking to buy a villa or land in Bali. Once the lease period expires, the contract can be renewed. Leasehold’s advantages include accessibility and fewer legal risks for foreign buyers.
Many buyers prefer leasehold villas in Bali as a way to secure housing or invest in resort property with minimal complexities.
Buying a villa in Bali without commission is a real way to cut costs and avoid additional fees. Many developers in Bali offer villas and land at direct prices, making these transactions advantageous.
Buying property without an agent can save you a lot of money. It's important to choose reputable developers or work directly with the owners.
